The federal measure

The Federal Housing Finance Agency’s house price index for the Fort Lauderdale-Pompano Beach-Sunrise metropolitan division, which tracks repeat sales and refinances of the same homes, stood at 548.87 in the second quarter of 2026, up 0.8% from 544.65 a year earlier. The FHFA index includes only homes with mortgages backed by Fannie Mae or Freddie Mac, which leaves out many cash and condo sales, one reason it can differ from Zillow’s.

The Census figure

The Census Bureau’s 2019-2023 American Community Survey put the median value of owner-occupied homes in Fort Lauderdale at $455,600. That figure is what owners say their home is worth, averaged over five years, so it trails the market. More in our Fort Lauderdale population guide.
